Title 5 requires an inspection by a Licensed Septic System Inspector if you are selling property with a septic system. Most system pumping companies provide this service, along with some engineers and home inspectors.
An inspection report is required at the time of transfer of title for property. Contrary to popular belief, property can be transfered with a failing report. However, buyers and banks generally want any problems with septic systems resolved before sale.
An owner has two years from the date of inspection to repair any problems with a system unless ordered to do so sooner by the Board of Health. In instances where municipal sewer is soon expected, a waiver for up to five years may be granted.
